Unknown properties of the tea

Every morning, Mrs Cantwell serves me breakfast. Corn flakes and milk, two toasts with butter, strawberry jam and a portion of the laughing cow cheese. There's sometimes a scone or a slice of cake. There's always a nice cup of tea.
And when she brings the tea in, she always reveals me a new property of this wonderful drink.
This will wake you up.
This will keep you busy.
This will relax you.
This will keep you warm.
This will make you feel good.
And this morning, you'll be needing that. I suppose it meant that the tea would keep me dry. Because today, for the first time, it's raining. Today, it's a spring weather: little rain, little darkness.
